You should receive a written lease that clearly tells them what your landlord`s obligations are and the liability you have. This should cover things like rent, repairs and other rules. With the exception of the legal definition of HMOs, which require mandatory authorisation, local authorities are empowered to implement authorized licensing regimes including smaller EROs as licences. Typically, it is for 3 or more tenants who form more than one household. Most HMOs were divided by larger houses designed for and inhabited by a family. Some housing laws distinguish between buildings that are primarily occupied by long leases and those where the majority of residents are short-term tenants. This has led to the emergence of a specialized market for HMO mortgages, which is satisfied by a small number of lenders. Because product selection is narrower, HMO mortgage borrowers are often subject to stricter criteria. They often need larger cash deposits because the average credit-value ratio is slightly lower than that of a regular buy-to-do mortgage, while the minimum value of the property tends to be higher. Borrowers who finance $100,000,000,000 may also be required to prove that their local authority does not intend to grant the property in the future. It is also common for HMO mortgage lenders to impose conditions for different aspects of the property, including the number of rooms allowed, the type of rental agreement and the type of locks installed on the interior and exterior doors.  A “multi-occupancy house” (HMO) can earn more rent than a conventional individual property, but managing common leases can be difficult. If your property is covered by the definition of a major HMO (at least five tenants live in the unit, form more than one household and share toilet or kitchen equipment), you must apply for an HMO licence from the local authority in which your HMO is located. The Housing Act of 2004 introduced a mandatory authorization for large HMOs, which were defined in the act as real estate with 5 or more tenants, forming more than 1 roommate as a kitchen bathroom and/or toilets of 3 storeys or more.
